How much is the down payment?

Gives the booking amount and the payment plan, such as 60/40, exactly as your payment-plan sheet states them.

“Will this unit get me a Golden Visa?”

States the published threshold, AED 2 million in property, if your documents include it. It never promises a visa: the authorities decide.

How much is the service charge?

Quotes the service charge per square foot if your documents give it. If not, it says so and books a callback with your broker.

Marketing calls: 9:00 to 18:00, from a UAE number

Cabinet Resolution No. 56 of 2024 allows marketing calls only from 9:00 to 18:00 UAE time, from UAE numbers on your licence, never to numbers on the Do Not Call Registry, and not again after a refusal. The agent does not call UAE numbers today. Calling leads is switched on only with a UAE number, a DNCR check and that window in place, on request.

Say first that the call is recorded

Recording a private call without consent is an offence under UAE law. Your agent’s opening line, written with you, should say the call is recorded before anything else. The transcript of every call is kept against its lead, with the recording once the carrier has supplied it.

Only what your documents say

RERA’s brokerage guide asks for honest dealing and, for off-plan, payments only into the project’s escrow account. The agent answers only from the listings, brochures and payment plans you give it, and books a callback with your broker for anything else, including price. Keep guaranteed returns and visa promises out of those documents.

Call records under the PDPL

The UAE’s data protection law is in force, though its implementing regulations have not been issued. Call records are personal data, and BlackWolf processes them in Singapore and Kuala Lumpur, not in the UAE. Say so in your privacy notice.

Can it answer on our UAE number?

Today your agent answers on an Indian number, which suits buyers ringing from India. A UAE number on your trade licence is set up on request.

Can it call our new Bayut and Property Finder leads?

Not yet. Calling UAE numbers needs a UAE number on your licence, a check against the Do Not Call Registry, a 9:00 to 18:00 UAE window and at most one attempt a day and two a week. We set that up with you on request.

Will buyers know they are talking to an AI?

If your agent tells them, and we recommend it does. Its opening line is written with you before it goes live, and it can say it is your brokerage’s AI assistant and that the call is recorded. In the EU, saying so at the start is required from 2 August 2026.

Will it quote our payment plans and prices?

Only from the listings, brochures and payment-plan sheets you give it. Anything they do not cover, price talk included, goes to your broker as a callback.

Does it ask about the Golden Visa?

It can ask whether residency is a goal, note the answer, and give the AED 2 million threshold if your documents include it. It does not say whether a buyer qualifies; that is for the authorities.

Where is our data stored?

The dashboard, its API and the database run in Singapore, and live calls are handled on a server in Kuala Lumpur, Malaysia. Every company that processes data for us is listed on our Security page. Each client’s leads, calls and recordings are kept in its own workspace. None of it is held in the UAE.

Which languages does it speak?

English first, then Arabic, Hindi, Urdu, Russian or whichever language your buyer speaks, and it switches when the caller does. Each is tried on your own questions before a buyer hears it.
