What callers ask
The questions it hears every day.
“પઝેશન ક્યારે મળશે?”
When will we get possession?
Gives the possession date for each tower, as your brochure states it.
“मेंटेनेंस कितना आएगा?”
How much will the maintenance be?
Quotes the maintenance charge if your documents give it. If they do not, it says so and books a callback from your sales team.
“Pre-launch price kya hai?”
What is the pre-launch price?
Gives only the prices in your price sheet. A price that is not there gets a callback from your team, never a guess.
“Is the project RERA registered?”
Reads out the RERA registration number from your brochure. It talks only about the projects in the documents you give it.
What it writes
The lead card, from their own words.
Only what the caller said or agreed to. Anything they didn’t say stays empty, so your team knows what is still to ask.
- Name and number
- So your team can call back the same day. On an inbound call the line does not pass on the number, so the agent asks for it.
- Configuration
- 2 BHK, 3 BHK or a plot: your team knows which inventory to show before the buyer arrives.
- Budget
- In lakh or crore, as the buyer said it, even when it sits below your price list, so the gap is known before the visit.
- Locality
- Where they live, work or want to live, which tells you whether the project fits.
- Timeline
- Ready to move, or possession by a date, so your team offers the right tower.
- Purpose
- Own use or investment changes the pitch: schools and amenities, or rent and resale.
- Site visit
- The day the buyer named, on your site-visit schedule for your team to confirm the time.
- Status
- Interested, Highly interested, Callback requested or Not interested, so the warm buyers are called first.
Your numbers
Every call, counted.
Every figure comes from your own calls, in your dashboard from the first call.
Time to first call
From the call records: when each lead reached your dashboard, and when the agent first rang it.
Contact rate
Leads the agent spoke to, out of leads it called, counted from each lead’s call history.
Lead to site visit
Leads with a visit on your site-visit schedule, out of leads the agent spoke to.
Calls answered after hours
Inbound calls the agent took outside your office hours, from the time on each call.
Cost per site visit
Your minutes for the month, from the invoice, divided by the visits the agent lined up.
Rules
The rules your calls follow.
AI calls are A2P calls
Under TRAI’s 2026 amendment, calls placed by software, including an AI voice, are A2P calls: you declare them, and the numbers they come from, to your operator in advance. An enquiry made in writing or online supports calls for seven days, an application for three months. The declaration and your DLT registration are yours; the agent keeps to your calling window and your suppression list.
TRAI: TCCCPR (Third Amendment) Regulations, 18 Sep 2026Promotional calls: 10:00 to 21:00
TRAI’s default window for promotional calls is 10:00 to 21:00 IST. You set your workspace’s calling window inside that, and the agent never dials outside it.
TCCCPR 2018, Schedule II (text on Indian Kanoon)Real estate is DND category 2
Buyers can block real-estate calls as a category. Scrub imported lists against the national NCPR register through your DLT access before you upload them. The agent checks every number against your own suppression list before it dials; it does not see the national register.
TRAI: TCCCPR (Second Amendment) Regulations, 12 Feb 2025Registered projects only
RERA bars marketing a project before it is registered. The agent speaks only from the documents you give it, so give it registered projects with the RERA number in the brochure, and it reads the number out when asked.
RERA Act 2016, section 3 (text on Indian Kanoon)Buyer data under the DPDP Act
Under the DPDP Act, details a buyer gives with an enquiry can be used for that enquiry, such as a call back; other campaigns need a basis of their own, such as consent. Each client’s leads, calls and recordings stay in its own workspace, and recordings play only through links that expire.

Before you start
Questions, answered.
Will buyers know they are talking to an AI?
If your agent tells them, and we recommend it does. Its opening line is written with you before it goes live, and it can say it is your company’s AI assistant and that the call is recorded. In the EU, saying so at the start is required from 2 August 2026.
What if a buyer asks something the brochure does not cover?
The agent says it does not have that with it and offers a callback from your sales team. It does not guess a price, a date or a RERA detail. The question stays in the transcript, so your team knows what to answer.
Can it quote prices and offers?
Only what is in the price sheets and brochures you give it. A pre-launch price or an offer that is not in them gets a callback from your team, not an answer.
Can we listen to every call?
You can read every one: the full transcript and a summary are on the lead when the call ends. The recording follows once the carrier has supplied it, kept in private storage and played through links that expire.
Will our numbers be marked as spam?
Calls from the series TRAI designates, such as 140 for promotional calls, may not be blocked or marked as spam by call-blocking apps. Calling from those numbers, and declaring AI calls to your operator, are your registrations under TRAI’s 2026 amendment. The agent keeps to your calling window and never dials a number on your suppression list.
Where is our buyers’ data stored?
The dashboard, its API and the database run in Singapore, and live calls are handled on a server in Kuala Lumpur, Malaysia. Every company that processes data for us is listed on our Security page. Each client’s leads, calls and recordings are kept in its own workspace.
Which languages does it speak?
Whichever your callers speak: English, Hindi, Tamil, Marathi, Gujarati, Arabic and many more. It switches when the caller does, even mid-sentence, and each language is tried on your own questions before a caller hears it.
Try it on your own leads.
We build your agent from your brochure and your questions, test it on calls with you, then connect your number.
