Lead qualification

Lead qualification is checking whether an enquiry is a real, reachable buyer with the budget, need and timing to buy, before sales time is spent on it.

Also called qualifying leads, lead screening, qualified lead, sales qualification.

The output is a lead with a status and the facts behind it, not just a name and a phone number. Each enquiry is judged on four things: whether the person is real and reachable, wants what the business sells, can afford it, and intends to buy within a period that matters.

How it works

A team sets the questions that separate a buyer from a browser, then asks them early, usually on the first call. Generic sales frameworks use budget, authority, need and timeline. Indian residential real estate has its own version:

  • Budget. A range in lakh or crore, such as ₹85 lakh to ₹1.1 crore, and whether a home loan is involved.
  • Configuration. 2 BHK, 3 BHK, a plot, a villa.
  • Locality. The micro-market, such as Bopal in Ahmedabad or Wakad in Pune.
  • Timeline. Ready to move, or possession within a stated period.
  • Purpose. Own use or investment.
  • Next step. Whether the buyer will come for a site visit, and when.

The answers decide the status: qualified and handed to sales, nurtured for later, or closed.

Why it matters

Enquiries from ads and portals are mixed. Some come from ready buyers; others from people who are only researching, have already bought or entered a wrong number. Without qualification, the sales team spends its best hours finding that out one call at a time, and the serious buyers wait.

Qualification also decides what a lead really cost. Counting only qualified leads, not raw enquiries, is the basis of cost per qualified lead, which is how channels should be compared.

Timing matters as much as the questions. A lead qualified within minutes of enquiring still remembers the project; one called days later may not. That is speed to lead.

Example

A lead from a Meta form for a Bopal project picks up. Within a few minutes the call establishes a ₹90 lakh to ₹1 crore budget, a 3 BHK, a family move within a year and a visit on Saturday. The CRM shows the lead as qualified with the visit scheduled, and the sales manager assigns it before lunch.

Common confusions

  • Qualified vs interested. Interest is a feeling on the call. Qualification is a set of answers that fit what is being sold.
  • Qualification vs verification. Checking that a number is valid and belongs to the person who enquired is verification, a first step. Qualification is about intent and fit.
  • Qualification vs closing. The goal is a clear next step, usually a visit, not a sale on the first call.
  • “Not interested” vs do not call. A buyer who says the budget does not work is an ordinary objection. A buyer who says “stop calling me” has opted out, and that has to be recorded as such.
