How to qualify home buyers on budget, BHK and timeline

The questions to ask Indian home buyers, and in what order: configuration, locality, possession, budget in lakh or crore, purpose and financing.

Qualify a home buyer by finding out six things, roughly in this order: the configuration they want, the locality, when they need possession, their budget as a range, whether they are buying to live in or to invest, and how they will pay. Ask about the home before the money. Record the buyer's own words, not your interpretation. Treat a loan, rent or EMI figure, or your own ad price quoted back, as something other than a budget. And when a buyer will not give a number, offer price bands from your documents instead of asking a third time.

Why the order matters

Lead qualification is a conversation with a purpose. Open with "what is your budget?" and it sounds like a loan application. Buyers deflect, and you spend the rest of the call recovering.

Open with the home instead. A buyer describing the 3 BHK they want near their office is talking about something they care about, and by the time you reach money they have often said a figure already. The order below works in any language. Its sample questions are in Hindi with English words such as BHK, area and home loan mixed in, which is how many buyers actually speak.

The English column is a translation for this page. On the call, the agent asks in the buyer's language.

The order is a default, not a script. If the buyer opens with "what is the price of a 2 BHK?", answer from your price list and follow their lead.

Configuration

BHK is where the answer starts, not where it ends.

  • Pin down the in-between answers. "2 or 3 BHK" usually means the budget will decide. Note both, and come back to it after the budget.
  • Ask who will live there. Parents moving in, a second child on the way or a home office explains the configuration better than the number of rooms does.
  • Note what matters to them. Carpet area, floor, facing and Vastu matter a great deal to some buyers and not at all to others. Write down what they raised, not a checklist of what they did not.
  • Do not assume a flat. Plots, row houses and villas are configurations too.

Locality

Buyers think in commutes, schools and family, not in project names.

  • "West Pune" is an answer. "Near my office in Hinjewadi" is a better one. Ask what the locality has to be close to.
  • Answer about the area they named. An agent that steers every question back to one project, even after the buyer named a different area, sounds like it is selling rather than listening. If you have nothing in their area, say so plainly. A broker with several projects can offer what fits. A developer with one project in the wrong area should note the mismatch and let sales decide.
  • Record it in their words. "Within 20 minutes of Bopal, Ahmedabad" is more useful to your sales team than "Ahmedabad".

Possession timeline

"When do you want to move in?" gets a vague answer. "What is driving the timing?" gets a useful one.

  • Ready to move or under construction. Many buyers will take either for the right price. Some cannot wait.
  • Find the real deadline. A rent agreement ending in March, a school admission, a wedding. The deadline tells you how hot the lead is.
  • Never promise a date. The agent states possession dates only from the developer's documents. If a buyer needs a flat in three months and your possession is two years away, the honest answer saves everyone a site visit.

Budget

Ask for a range

A range is more honest than a single figure, and more useful. "₹85 lakh to ₹1 crore" tells you where to start and how far the buyer can go. Indian buyers state budgets in lakh and crore and often drop the unit: "1.2" usually means ₹1.2 crore and "80" means ₹80 lakh. The record should hold the figure with its unit, so nobody has to guess later.

Find the stretch

"Ideally ₹90 lakh, but for the right flat we can go to ₹1 crore" is two numbers. Record both. The stretch is where the right flat can still happen.

Ask whether it is all-in

Buyers differ on whether their number includes registration, stamp duty, parking and other charges. Ask. The agent should not quote those charges unless they are in your documents.

What is not a budget

These figures come up all the time, and each one belongs somewhere other than the budget field:

  • A loan amount. "My loan is sanctioned for ₹50 lakh" is financing. The budget may be ₹70 lakh once savings are added.
  • Rent or EMI. "We pay ₹28,000 rent" or "₹35,000 a month is comfortable" describes monthly affordability. A figure in thousands on a property call is almost never the purchase budget.
  • A down payment or booking amount. Useful, and separate.
  • Your own ad price. "Your ad said 2 BHK from ₹65 lakh" is the buyer quoting you, not telling you what they can spend.
  • A price the agent quoted. If the agent says 3 BHKs start at ₹95 lakh and the buyer says "okay, I will think", the budget is still unknown.

These are not hypothetical. Each one turns up on real calls, and each one, filed as a budget, sends a salesperson into the next call with the wrong number.

A budget mentioned in passing is a budget answered

If a buyer said "we saw a place for ₹90 lakh last week but the location was wrong" early in the call, you have a budget signal. Asking "and what is your budget?" ten minutes later tells them nobody was listening. When the budget is below your starting price

Say so, kindly. Tell the buyer where prices start, mention the payment plan once if it is in your documents, and let them decide. Never invent a unit at their number, and never offer "other projects" you do not sell. A buyer told the truth may come back with a bigger budget. A buyer told a story will not come back at all.

Purpose

"Own use or investment?" changes what matters. An end user cares about schools, commute and possession. An investor cares about rental demand, resale and the payment plan. Some buyers are both, or buying for parents. Record which, and never promise appreciation or rental returns: that is for the buyer to judge, not for an agent to guarantee.

Financing

Three facts are worth having: whether a home loan is involved and how far along it is, whether the buyer is selling an existing home first, and roughly how much comes from their own funds. A buyer who must sell their current flat first has a timeline that depends on someone else's purchase, and your sales team should know.

If your documents list the banks that have approved the project, the agent can say so. Loan eligibility and interest rates are questions for the bank.

The buyer who will not give a budget

Plenty of buyers do not want to name a number to a stranger on the phone. That is reasonable, and it is not a reason to lose them.

  1. Ask at most twice, in different words and at different points in the call. A third ask is a nag.
  2. Offer bands from your own price list. "Our 2 BHKs start around ₹65 lakh and our 3 BHKs around ₹95 lakh. Which is closer to what you have in mind?" The figures here are illustrative; the agent uses yours. The buyer's choice is a strong signal, but record it as the band they chose, not as a budget they stated.
  3. Let the other qualifiers carry it. A buyer who wants a 3 BHK in your locality, with possession inside a year, and who agrees to a site visit, is worth your sales team's time without a stated budget.
  4. Leave the field blank rather than guessing. A blank budget is honest. A guessed one gets quoted back at the buyer by somebody who trusted the record.

Write it down in the buyer's words

When the call ends, the lead should hold every qualifier as the buyer said it, a two-line summary, the transcript and the recording. Then decide whether the buyer is qualified by your definition: two or three criteria your sales team agreed to, such as the locality works, the budget reaches your starting price and they want to see the site. A buyer who meets them should leave the call with a site visit booked, which we cover in booking site visits with AI. Should I ask a home buyer's budget first?

Usually not. Opening with money sounds like a loan form and invites a vague answer. Ask what they want and where first. Once a buyer is describing the home, they often mention a figure on their own, and a budget mentioned in passing counts as answered.

Is a buyer's EMI or loan amount the same as their budget?

No. A sanctioned loan, a comfortable EMI, the rent they pay now and the down payment they have saved all describe financing or affordability. The budget is the total they are prepared to spend on the home. Record each figure separately, in the buyer's words.

What if a buyer refuses to share a budget?

Do not ask a third time. Offer price bands from your own price list and ask which is closer, let configuration and locality carry the qualification, and leave the budget field blank rather than guessing. A blank budget is honest; a guessed one gets quoted back at the buyer.

What should the agent say if the buyer's budget is below our starting price?

The truth. It should say where prices start, mention the payment plan once if it is in your documents, and let the buyer decide. It should never invent a unit at the buyer's number or offer a project you do not sell.
